This is a contemporary residential project which focuses on maximising the relationship between light-filled spacious interiors and the predominantly sun-drenched outside. It embodies elements of modern architecture, but is not constrained by a precise definition - in that way it is unique in style and composition.
Very much 'of today' the extensive use of full-height glass and accessibility to outdoor facilities extends living areas to embrace the large balconies and all the pleasures of the gardens, and take full advantage of the expansive views.
The project comprises two villas set in their own grounds, together with a low-rise apartment block with landscaped gardens and communal leisure facilities.
Conceived as a high-value, high-life development, the specifications dictated the extensive use of premium materials throughout. With a growing demand amongst non-EU citizens for either permanent residency status or full Cypriot citizenship, with this project we have created a perfect investment vehicle which will adequately form part of the financial criteria required to achieve either.
Located on the coastal reaches of Agios Tychonas, at the eastern end of Limassol's prime residential area, the site lent itself perfectly to a dual-height development due to it's slightly elevated position overlooking the sea, which is around 50m away.
This area is particularly sought after because of it's close proximity to central Limassol, with its commercial, leisure and entertainment attractions, and because the area is a magnet for like-minded people.

Research revealed that there was significant demand for villas and apartments in the immediate vicinity. The layout matches the buyer profile, and appearance and finish is in sympathy with adjoining properties. Both the villas and the apartments are designed to take full advantage of the tremendous views across Limassol Bay. This is achieved by extensive use of full-height glass at every opportunity; that and strategically-positioned deep balconies with cantilevered overhangs.
Spacious living areas and master bedrooms dominate the layouts, and these blend seamlessly with the balconies so as to effectively enlarge the useable space and bring the outside in. Comfortable supplementary bedrooms and bathrooms are set towards the rear.
A prominent feature of the project is the use of new materials for the interiors and the exteriors. And the composite use of now traditional finishing materials - energy-efficient glass, thermal aluminium window frames, HPL panels with decorative finishes, wooden fire-rated doors, and sound-insulating concrete - has been carefully merged with the latest building technologies.
Glass makes a spectacular impact. Multiple openings, and their positioning to offer panoramic views, are significant. In addition to the obvious benefits of the views, glass makes full use of sunlight as natural lighting, and takes advantage of passive solar heating in winter.
Surrounding garden space plays an important part in the overall design. Internally, there is extensive use of Ceasarstone (a synthetic white marble) along with natural white marble and grey ceramic floor tiles. An overall sense of minimalism is conveyed throughout - notably in the kitchen area, with its white laminated cabinets, and by the use of recessed LED lighting in suspended plasterboard ceilings, and discreet in-room outlets for the integrated HVAC system.
We know that for our owners, safety is important. All care has been taken to provide a safe living environment. Materials are of the highest regulatory standards, and at every possible point extra attention has been given to ensure that mishaps do not occur - from non-slip ceramics, to safety glass in windows and glazed balcony parapet guards.
Throughout the structures, great emphasis has been placed upon the environmental impact. Construction materials and surface treatments have high acoustic suppression properties.
As substantial portions of the homes are glazed from floor to ceiling, all glass used is soft coat Low-E glass. This glass has a very low U-value, which means higher performance in providing glare control, helping with heat loss and penetration thereby reducing energy usage and costs for heating and cooling, and helping to protect fabrics and carpet from fading.
The whole development is a gated community, with high perimeter walls and restricted access at all points of entry. Individual homes have a comprehensive alarm system that will warn of fire or intruder. In the apartment building, the main entrance has a video entry system. All doors and windows fully conform to international standards for security and fire ratings.
In keeping with the highest environmental standards, lighting is LED throughout, and heating/cooling systems are energy efficient for the lowest possible running costs.
